This is the most common survey carried out on residential properties. It is normally most suited to properties of traditional construction, less than 150 years old, where there are no suspected significant defects and where the property has not been significantly extended or altered.

It consists of a clear report structure with a detailed description and rating system of individual elements of the property. Depending on the size and type of property, it will normally take around two to three hours and aims to highlight substantial defects with advice on what action should be taken. No market valuation or insurance reinstatement cost is included.
